With 80,000 m2 of built area, the Commercial Building is a Triple A, with 6 basements, ground floor, 18-storey mezzanine, roof, engine room and heliport and has:

  • Containment system with attached diaphragm walls, with direct foundation;
  • Reinforced concrete structure blending flat slabs in the basements, and prestressed and ribbed slabs in the type floors;
  • Unitized facades with Insulated glass (for better thermoacoustic performance);
  • Ventilated Facades with Ceramic (Hunter Douglas), which allows better performance of the Air Conditioning system and better thermal comfort even in the face of sudden temperature variations typical of São Paulo;
  • Air Conditioning System, cooled with a chilled water network with chillers, which have sectorized floor inflation control, with automated temperature control with automated dampers around the perimeter of the façade (higher incidence of sun), which allow increasing or decreasing inflation according to solar incidence and temperature.
  • Electrical distribution system with fully automated KNX system, with luminosity sensor close to the facades, which allow the automatic on/off of the lamps according to the intensity of natural light; system for remote measurement of energy consumption by floor and sector, stabilized energy points;
  • Reuse water system with ETA (Gray Water Treatment Plant), for the reuse of water for garden irrigation and toilet flushing;
  • Fully manageable Invision Structured Cabling System, with LAN rooms on all floors;
  • Individualized Access Control System,
  • CTFV Control System fully controlled by the armored security room;
  • Power Generation System with 5 1000kVA generators, in addition to 1 redundant generator for the LAN network system, which meet 100% of the building's demand for 24 hours, including air conditioning system;
  • Equipped with 17 elevators and 6 state-of-the-art escalators with regenerative braking system, and early calls
  • Building 100% controlled by BMS (control room), access control, electrical, air conditioning, reservoir level control, etc.
