Viva Benx Mooca marks the beginning of construction by BN Engenharia in the East Zone of the capital of São Paulo. The total built area is 16,067.13 m², on 9 floors, comprising 270 apartments.

Recreation area: Bike rack, party room, playroom, games room, fitness, recreational court, playground, 2 grills, laundry room, pool with wet deck and waterfall, co-working, cinema, pet place.

Technical differentials

  • Composed of a basement, ground floor and 2 towers with 9 floors each designed for a deep propeller pile-like foundation, reinforced concrete structure with sealing masonry up to the 1st floor and from the 2nd floor executed in structural masonry.
  • The project includes the “economix” package, applied to the Viva Benx works, which is a set of measures aimed at bringing savings to the condominium through measures such as the use of LED lamps and lamps, presence sensors in common areas, toilets with water-saving devices (dual flush valve) in common areas and apartments, collection and use of rainwater, elevators with intelligent call, photovoltaic panels for power generation, single entrance with access control for pedestrians and vehicles, garbage center, infrastructure for individualized measurement of water and gas.
  • The project has a fire fighting system, equipped with a fire alarm, a ladder pressurization system and smoke detectors, as well as an energy generator system installed in its own room with a sound-absorbing coating with a 48 kg/m³ rockwool panel protected with an expanded steel screen.
  • The façade is applied with Sto Powerwall BR low-thickness fibrous technical plastering, rich in polymers, fibers and a hydrophobic additive.
  • The dividing walls between the autonomous units of the project are composed of sealing masonry with acoustic block in compliance with ABNT NBR 6136 and ABNT NBR 12118 standards and the internal walls are composed of a drywall system, consisting of standard plates and RU plates (moisture resistant), and the polymeric waterproofing system with a 10 x 10 mm mesh reinforcement screen is applied to wet areas.
  • The units are powered by the busway system (shielded bus), together with a power cable to the main frame of the unit, protected by a DR circuit breaker.
  • The project has lightning protection systems (SPDA), connected to every project.
  • The rainwater collection system on the roof was designed with the EPAMS system, which is a water collection and drainage system using an anti-vortex system preventing air from entering and generating negative pressure throughout its plumage until it reaches its maximum capacity level, capturing a volume up to 8 times larger than the traditional one, and its technology allows reducing the number of slopes, columns and pipe diameter.
